What Goes Into a Concrete Replacement

Replacing concrete is three jobs in one: getting the old slab out, fixing what is under it, and pouring new.

Concrete Demolition

Breaking out cracked, sunken or crumbling concrete so new concrete can go in.

Removal and Haul-Off

Hauling the broken concrete away so the site is clean and ready for new work.

Replacing Cracked Concrete

New concrete where the old slab has cracked through or broken into pieces.

Replacing Settled Concrete

New concrete where the old slab sank because the ground under it gave way.

Replacing Deteriorated Concrete

New concrete where the surface has flaked, pitted or crumbled.

Fixing the Grade First

Correcting the slope and base so water does not undermine the new slab. See drainage and grading.

Why Concrete Fails in Johnson County, and When to Replace It

The common causes of failed concrete are water getting under the slab, a weak or failing base, and freeze-thaw cycles and deicing salt wearing down the surface.

When water runs toward a slab instead of away from it, it can wash out or soften the soil underneath, and the concrete settles and cracks. Freeze-thaw cycles, sped up by deicing salt, break down the surface over time, which is why an air-entrained mix is recommended for outdoor concrete here.

Not every sunken slab has to come out. A slab that has sunk but is still in one piece can sometimes be lifted. Concrete that is cracked all over, crumbling, badly flaked, sunk too far to lift, or sitting on a failing base is usually past saving, and replacing it is the time to fix the grade and base too. We handle removal, replacement and the grading. See drainage and grading.

Why Homeowners Choose Modern Collar for Concrete Replacement

Pouring new concrete over the same problem just starts the clock again. We look at why the old slab failed, and when grading or drainage is the cause, we fix that as part of the job.

Concrete Replacement Across Johnson County

In Leawood and north Overland Park, decades-old patios, walks and aprons can crack, settle and flake over time. In Stilwell, Spring Hill and south Olathe, newer slabs poured on backfill can settle as the ground underneath compacts. On larger lots around Bucyrus and Louisburg, runoff can wash out the ground under concrete. When grading is part of the problem, we fix it along with the concrete.

It depends on its condition. A slab that has sunk but is still in one piece can sometimes be lifted. Concrete that is cracked all over, crumbling, badly flaked, sunk too far or sitting on a failing base usually needs to be replaced. We do removal and replacement.

Usually the ground under it gave way. Water running toward the slab can wash out or soften the soil, and a base that was thin or poorly compacted will settle over time. Clay soil and freeze-thaw make both worse.

Freeze-thaw cycles at the surface, often sped up by deicing salt. Concrete without an air-entrained mix is more prone to it, which is why that mix is recommended for outdoor concrete in Kansas City.

Yes. Demolition and removal of the old concrete are part of the job, so the site is clear before the new concrete goes in.

Yes. Grading and drainage improvements are part of what we do, so we can fix the slope or base problem along with the new concrete. See drainage and grading.
